About this home
BANK OWNED! An exceptional opportunity to recreate a remarkable wine country estate on 160± acres in Paso Robles. Originally developed by a wine industry visionary whose name and legacy remain woven into Paso Robles wine country, this expansive ranch offers a rare combination of history, location, agricultural resources, and potential. Set among rolling hills and vineyards, the property features a 2,887± sq. ft. main residence in need of updating, but offering good bones, a great layout, and sweeping countryside views in an exceptional setting. Beautiful eastern sunrises and western sunsets provide a stunning backdrop for wine country living. A 1,200 ± sq. ft. second residence, a nearby 3,200 ± sq. ft. shop, tack room, storage building, and additional agricultural improvements offer flexibility for extended family, guests, or ranch operations. Open pastures, mature oak trees, and a park-like gathering area complete with additional restrooms and a BBQ area add to the property's charm and versatility. Encompassing 160± acres, the ranch was historically planted to vineyard, providing a foundation for vineyard redevelopment, alternative agricultural uses, or a reimagined wine country estate. Two agricultural wells and a domestic well provide valuable water resources for potential future agricultural operations. The location is equally compelling. Adjacent to Hunter Ranch Golf Course and just down a quaint country road from Vina Robles, with downtown Paso Robles minutes away, the property offers the privacy of a rural retreat while remaining close to the region's celebrated wineries, restaurants, and amenities. Currently enrolled in the Williamson Act, the property may offer favorable property tax benefits while preserving its agricultural character. With its rich wine country heritage, existing improvements, expansive acreage, and desirable location, this property presents a compelling opportunity for a buyer with the vision to restore and reimagine a truly special Paso Robles wine country estate.
The main home is of Mediterranean design, and includes 4 bedrooms and 2.5 baths within a living area of about 2,890 Square Feet. It was constructed in 1996 on a hill with the highest elevation on the ranch, and has been very well maintained since. The large main patio faces easterly to catch the morning sun and is protected from the cool evening breezes as well. The interior features 12 foot ceilings, vaulted and coffered, Italian floor tiles, white washed oak-plank flooring in the family room, Corian kitchen countertops and breakfast bar, piped in sound and a self contained Jacuzzi shower stall in the Master Bedroom. The design of the guest house is complimentary to the main home and of good quality. It features 3 bedrooms and two baths and has a two car attached garage. The living area is 1,200 square feet. The home has been used as a vacation rental and for lodging of guests to the ranch. Vineyard Details on request.

Minimum parcel sizes for the proposed division of land designated Agriculture shall be based upon either the existing or potential use of the land for cropland and grazing.; Discretionary approval. The approval of a land division is discretionary and a parcel size larger than the minimum designated in the following Subsections may be required to ensure agricultural capability in accordance with the provisions of the adopted Agriculture and Open Space Element of the general plan.
