This scenic 4.32-acre lot located in northern Monroe County offers several areas to build on that are cleared and level, while the rear of the lot is wooded for added privacy and natural beauty. Access is provided by a well-maintained gravel drive easement off Farr Road, with multiple potential locations for a private driveway into the property. The owner has completed significant preparation, making the lot ready for building. Abundant wildlife enhances the peaceful setting and mature pine trees line the front of the property. Electric and water are available at the road (Washington Township Water and REMC). Situated close to Morgan-Monroe State Forest, this location also offers easy access to Old State Road 37 and is only a short drive from the I-69 Sample Road Interchange. Survey and aerial are available in associated documents. The homes depicted in the images are proposed home renders.
As the MLS and public records start to fill up, we'll list the details here.

FR
Forest Reserve District
The character of the Forest Reserve (FR) District is defined as that which is primarily intended for the preservation of forests, recreational areas, parks and greenways, limited agricultural uses and very, very low density single family residential uses. Its purposes are to permit limited single family residential development on very large lots, to discourage the development of residential subdivisions and nonresidential uses, to protect environmentally sensitive areas, such as floodplain and steep slopes and to maintain the character of the surrounding neighborhood. Development in the FR District is hindered by extreme topography, poor access and the availability of few or no public services. Therefore, the number of uses permitted in the FR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the low-density residential and public open space uses.
