Welcome to beautiful southwest Shawnee County, where this awesome parcel is waiting for you! This tract is being surveyed off of a 150 acre parcel and seller has 100 available to sell, but prefers to sell 90 acres M/L to make it easier to fence, the price would be the same per acre. There will be a new fence on the North side. This pasture is a great mix use property with opportunity to have cattle, with a nice pond for water source. And it also has a great recreational use for hunting opportunities. The elevation changes on the property are abundant and the views from the top of the hills give you sites over the entire property. With a nice draw running through, you have a lot of nice Kansas Whitetail deer, and this property has always been know for great turkey hunting as well! A few parcels to the south and across the road has a nice watershed, so that gives this property a nice feature of some waterfowl hunting as well. Pasture is open for the 2026 season, so it isn't too late to put some of your cattle on it, or rent to someone who needs more space now. The property is pending a feasibility study to get a water meter, and that should be back anytime from the Rural Water District. This property is also in the Washburn Rural School District. Call your favorite agent to schedule a time to come check it out today! Seller is licensed Real Estate agent in the State of Kansas

RA-1
Rural Agriculture District
This district is established to provide for the conservation, preservation and protection of farmland and to encourage the development and improvement of such land for the production of food and other agricultural products consistent with the policy of the state. It is intended that all agricultural activities will be protected from the encroachment of nonagricultural activities, or other incompatible uses particularly those which are urban in character and are lacking the essential utility and community services. Among others, the purpose of the district is: to protect open space and agricultural uses from the adverse consequences of urban development; to avoid premature development of land where the complete range of urban services at full municipal service levels is not expected to be provided for an indefinite future time for new urban uses; to avoid uneconomic and inefficient provision of public facilities and service that serve one or few scattered urban projects located a substantial distance from the other municipal systems, including such instances when the extension of such facilities is financially supported by other than public entities; to concentrate urban growth into a more compact and desirable pattern throughout the planning area; and to provide for the orderly expansion of urban land usage consistent with the policies, goals, and objectives of the community.
