Blackwater Land Company is proud to present 20 acres in Johnson County, Missouri offering a rare combination of privacy, recreation, and the opportunity to build. A considerable amount of work has already gone into the property. Access and infrastructure have been established for someone looking to build, hunt, or enjoy both, while leaving plenty of opportunity for the next owner to make the property their own. A long, winding driveway leads through mature timber to a secluded potential homesite tucked well off the blacktop. One of the property's two ponds can be overlooked from the future home, creating a setting where you can enjoy the land and hunt right out your back door. For the hunter, this tract sits in an area with a high density of whitetail deer and wild turkey. Deer sign and tracks can be found throughout the property, with bucks now showing up regularly traveling the ridges and bottom ground. The combination of mature timber, terrain, food, and water creates a natural travel corridor, especially during the rut. Food plots, a water hole, and established trails are already in place. An elevated area overlooking a food plot would also make an excellent location for an enclosed blind. Coperas Creek borders a portion of the northeast side, adding another water source and unique character to the property. An additional area on the hill has been cleared and could serve as another food plot or a future shop or barn site. Electric and water are available at the road, with blacktop frontage. Located approximately 15 minutes from Warrensburg and Knob Noster and about an hour from Kansas City. Build in the timber. Hunt out your back door. Make it your own. Owner/ Agent
