5794 Comfort Hollow Rd, Scio, NY 14880

An ideal setting for a cabin, weekend getaway, or potential future home, this 20.6-acre property at 5794 Comfort Hollow Road in the Town of Scio combines privacy, a peaceful pond, and room to explore. Tucked back from the road with natural screening from trees and brush, this country retreat offers seclusion without being too far off the beaten path. A spacious maintained lawn provides room to spread out, gather with friends, or set up campers. Electric service is already onsite and currently used to power the sellers’ camper. Overlooking the pond, a covered pavilion makes a scenic spot for picnics, relaxing by the water, and evenings around a nearby bonfire. A springbox farther up the hill offers water collection and potential for a gravity-fed system. Beyond the clearing, patches of buckbrush and goldenrod transition into mixed hardwood forest with a strong presence of hard maple and red oak. Selectively harvested within the past few years, the woods retain a nice stand of trees with future timber potential. This mix of thick cover, open habitat, and woodland adds appeal for hunters and wildlife enthusiasts—even a fisher was spotted while photographing the property! The parcel’s elongated layout offers opportunities to position along deer travel routes, while neighboring agricultural fields provide an additional food source. Whether you enjoy hunting, walking the woods, or simply having your own quiet place outdoors, there is plenty to appreciate here. Breezy Point Campground is less than a mile away, with Wellsville’s shops, restaurants, and amenities, along with the Genesee River, less than a 10-minute drive away. A versatile property combining recreational appeal, existing improvements, and potential for a secluded building site. All rights owned by the seller will convey to the buyer.
