There is a difference between owning a farm in the Mississippi Flyway and owning a farm directly under the flight pattern. It is a difference that cannot be manufactured, and one that separates a good duck farm from something truly special. This 977-acre tract along the Mississippi River is the kind of place you dream about owning long before you ever get the chance to see it. Located directly across the river from Osceola, Arkansas, this farm was developed with one thing in mind: creating a duck hunting property that will stand the test of time. Every piece of dirt had a plan. Every acre had a purpose. And when you see how this place lays out, you will understand that nothing was left to chance. Over 140 acres of corn and millet have been planted, with an outstanding stand of grain already established. A natural slough runs through the middle of the farm, with impoundments on both sides. The result is a layout that gives ducks a reason to move throughout the property, trading back and forth over willow holes and through open timber. It is a natural setup, built around the way the ground wants to hold water and the way ducks want to use it. But the dirt is only part of the story. Four newly installed wells, each pumping over 2,500 gallons per minute, provide an incredible amount of water-moving capacity. Four new power units, auxiliary tanks, and three strategically placed risers give you the ability to manage water throughout the farm and adapt to conditions as the season progresses. This is the kind of infrastructure that separates a well-planned duck farm from one that simply looks good on paper. Three custom skid blinds, each designed to accommodate six hunters, complete the setup. They were built to be mobile for a reason. When the birds show you where they want to be, you have the ability to move with them. Around here, you don't have to force a hunt into a particular spot. You have the flexibility to hunt the conditions the farm gives you. And then there is the way the birds work. When ducks see that water along the river, they don't always circle around looking for somewhere else to go. They know where they're headed. With the natural slough, flooded timber, willow holes, and surrounding impoundments working together, this farm offers the kind of layout that serious duck hunters spend years searching for. Access is equally impressive. Cold Creek provides water access to the property, where a beautiful lodge sits ready to serve as the gathering place for family and friends. Crutcher Lake Road provides land access for equipment, supplies, and everything else needed to operate a property of this size. The location only adds to the story. The farm sits across the Mississippi River from Osceola, Arkansas, approximately 12 miles from Chickasaw National Wildlife Refuge, just two miles from Lower Hatchie National Wildlife Refuge, and touches Tully State Forest. You are surrounded by the kind of habitat and landscape that make this stretch of the Mississippi River so significant to waterfowl. For a limited number of qualified buyers, we will be offering the opportunity to experience hunts on this property firsthand. We understand that an investment of this magnitude deserves more than a look at a map and a walk through the fields. You need to see the place work. You need to see what happens when the conditions come together and the birds find their way to the farm. This is 977 acres under the flight pattern, along the Mississippi River, with the water, food, infrastructure, and layout already in place. You can spend a lifetime looking for a property like this. You can spend years trying to build one. Or you can recognize what is in front of you. A farm like this is more than a place to hunt ducks. It is a place to build traditions, bring generations together, and create the kind of stories that get told long after the season ends. The real deal. A Mississippi River duck farm built for generations to come.
