This 4.5-acre parcel offers a prime opportunity for residential development with its A-1 zoning in a highly desirable location! The peaceful land is predominantly wooded and undeveloped, providing a natural, private setting and surrounded by custom homes. This property is perfect for building the forever home you’ve always dreamed of, and it holds strong potential for builders, flexibility, and investment value. Rare opportunity with the option to subdivide 4 pieces of a one-acre lot after 5 years of ownership, according to the Prince William County code. The typical approach is for any evaluations, like a percolation test, to take place after the property is under contract, during a defined feasibility or due diligence period. The sale is subject to Prince William County approval of the Boundary Line Adjustment. (4.66 acres will be adjusted and recorded to 4.47 acres before the settlement). See the survey map in the document section. Bring your offer to the value of this land.

A-1
CHESAPEAKE BAY PRESERVATION AREA OVERLAY DISTRICT
DOMESTIC FOWL OVERLAY DISTRICT
Agricultural District
The A-1, Agricultural Zoning District is intended to implement the agricultural or estate classification of the Comprehensive Plan. The district is designed to encourage conservation and proper use of large tracts of real property in order to assure available sources of agricultural products, to assure open spaces within reach of concentrations of population, to conserve natural resources, prevent erosion, and protect the environment; and to assure adequate water supplies. The intent is to encourage private land owners to protect these values and thereby create an environment favorable for the continuation farming and other agricultural pursuits; to preserve prime agricultural land, forest land and/or open space; and to reduce the demand for costly public facilities and services that are inconsistent with the character of the rural areas within Prince William County.
