000 Old Highway 87, Kaycee, WY 82639

Located approximately 2 miles south of Kaycee, Wyoming, along Old Highway 87, this 200± acre property offers a combination of established cattle grazing ground, accessible terrain, and proximity to extensive public lands. Comprised of flatland and gently rolling topography, the property is entirely perimeter fenced and has historically been utilized for cattle grazing. A notable feature of this property is its direct adjacency to approximately 8,000 acres of Bureau of Land Management (BLM) and state land, with roughly 9,500 acres of additional accessible public land extending beyond the deeded acreage along its northern and eastern boundaries. Water resources have historically played an important role in the property's cattle operation. Fisher Reservoir, located on the property, has typically held sufficient water to support livestock grazing during normal precipitation years. Although currently dry due to recent drought conditions, the reservoir has historically covered just under 6 acres, with an approximate length of 270 yards when holding water. In previous years, Fisher Reservoir was also stocked with catfish, providing an additional recreational opportunity when water conditions permitted. Wildlife is regularly observed throughout the property, with antelope frequenting the acreage on a daily basis and deer making occasional appearances. With its established fencing, grazing history, and adjoining public lands, this property presents an opportunity for buyers seeking functional Wyoming pastureland in southern Johnson County.
