I definitely would not use again. If your time horizon is at least 5 years, take the lower interest rate and forgo the lenders credit as the breakeven point is 4 years. With Standard Deduction because of the new tax plan is doubled, most likely the itemized deduction will not be taken so mortgage interest is a non-factor for tax consideration. There also an additional appraisal credit but these days some mortgage are done computerized as in my case and if your contract has a clause to have the property appraised at our above agreed purchase price, do the due diligence and get a physical appraisal done since you may get it back by the appraisal credit.
