ProSpex is phenomenal. I would use them every time I need a home inspection. They prevented us from buying a money pit and I appreciate that. They are more expensive but worth it!

This review is for home inspection services (but not radon inspection) performed by Pro Spex Home Inspector Dan Fournier (not Glenford Blanc) Dan Fournier inspected homes for me on two different occasions: the first home, I was ready to purchase until Dan's inspection revealed significant hidden problems with the property that were serious enough that I decided to terminate my contract to purchase the property; about 6 months later, I decided to purchase a different property, I absolutely wanted Dan to be my inspector, he identified a few concerns and one hidden (truly hidden issue, even the current owners were unaware of the issue) that was able to be remedied, and so I am now the owner of my dream retirement property. Dan is well-spoken, thoughtful, and willing to explain issues and concerns in detail to help you understand...he was a both a life-saver and a dream-maker for me and I recommend him as highly as possible...and he is an extraordinary representative for Pro-Spex of the highest quality and trustworthy inspection services

Not all of the issues in the house were listed on the inspection report. The suggestions provided were great, but a number of things were missed.

My inspector was Brandon Badgley, and I cannot recommend him highly enough. He is incredibly knowledgeable, thorough, and really helped me understand what was uncovered by the home inspection. The home didn't have any major issues or red flags (it is a condo with fairly new construction) - but I still I learned so much about the home. My realtor was absolutely right I should be carefully listening to every word he said - it also happens to be really useful information down the road being a home owner. I had an excellent experience with Pro Spex. I asked three inspection companies with great reviews on Yelp for quotes and availability on short notice. Pro Spex had the most competitive price, they responded to my inquiry with speed, and they had availability on short notice - so I went with them. Brandon was great at catching small issues (or potential issues down the road) - and documented them well in the report. Brandon was happy to answer my questions, though I didn't have too many given how thorough the inspection was. He was also early to the appointment, friendly, and clearly passionate about his work. I used a realtor referred inspector a few years ago when I wasn't able to attend the inspection, and now I really wish I had gone with Pro Spex. The report provided by Pro Spex has great detail, photographs, and delivered easily online. If I ever have another home inspection or have a friend looking for an inspector, I will eagerly recommend Brandon and the Pro Spex team. They have great reviews for a reason!

very detailed and very thorough

I do not recommend Danny or Pro Spex. Danny missed major issues with the 13 yr old home we bought this June. A week after moving in we found out the roof and windows leak when it rains. Shortly after that, we found torn HVAC ductwork and faulty electrical outlets. Total repairs of items they missed are quoted at over $10,000. Danny did mention one roof issue and one window issue in his report. Had he gone on the roof or used the drone as Pro Spex advertises, he would have been able to pinpoint the roof issue and we could have easily had it repaired before closing. He used a camera on a stick to take pictures, which meant he didn't see any problems externally. We did have a roofer inspect the roof before closing, but he only looked at the issue Danny reported and declared it not to be a problem. In reality, there was a leak in a different location also. The window issue that made it into Danny's report only ended up there because we pointed out some evidence of condensation staining in a bedroom window. He was ready to leave and we asked about the window to make sure it ended up in the report. Just an efficiency issue and we were going to have that window replaced later. Sadly, most of the windows in the house allow rain water to leak in during moderate to heavy rain (every week or so this summer). He missed this huge issue. No problem right? We'll just make a guarantee claim... Their "We Miss It We Fix it" Guarantee is riddled with exclusions. One exclusion states anything older than 20 yrs is not covered. Many homes are older than 20 yrs, making this guarantee useless for many. Another exclusion states leaky roofs are not covered unless it's raining the day of inspection. But if it's raining, their inspectors won't go on the roof. We were "lucky" enough to have issues not explicitly excluded but they initially denied our claims anyway. For the HVAC issue they brainstormed up the excuse that the register must have been inaccessible during inspection and therefore was excluded from the guarantee. From their own pictures in the report you can see it was available for inspection. In an effort to avoid honoring their guarantee for our windows, they referred to their disclaimer in their report "....comments below represent a sampling...other areas of similar concern could be present..." Their "We Miss It We Fix it" guarantee only covers items they missed and that are not included in the inspection report. So because the inspector identified that ONE window in the report, and because they stated more windows could have similar problems (even though the problems were NOT similar) they tried to deny the validity our claim. Eventually they agreed that our claims were valid and they referred us to their warranty company. But the warranty company then denied our claim. After expressing our frustrations in a few e-mails, Pro Spex offered $1,000, the maximum payout of their Guarantee. Six days later, they sent a release requiring that we not discuss any matters pertaining to the inspection. We responded with a revised release that included the same $1000 reimbursement, but without the "hush" clause. They rejected it. We posted a BBB complaint. Instead of responding reasonably, they lied about the circumstances of events and refused reimbursement unless we agreed to keep quiet and settle the matter privately. Our experience with Pro Spex has been frustrating. We thought we had done our homework by reviewing their online ratings. Those ratings could be skewed to the positive side if anyone who receives payment under their guarantee is barred from leaving reviews anywhere.

Very professional, Chris was there on time, explained everything, and the report was very detail oriented, made it easier to get the items suggested fixed.

Dan inspects homes more thoroughly than you would think possible. If you really just want to know everything, he is your guy.

They use drones and telescopic poles to take pictures of the roof. They provide the written report to you in about 24 hours.

Highly recommend this company and definitely Danny!! Would certainly use them again - they were the least expensive of the multiple home inspections(did some pre-offer insoections) we had done throughout the home buying process and provided the most feedback and a very thorough inspection.

Pam took her time to perform a thorough inspection and provide me with home maintenance tips. She answered all of my questions and welcomed me to follow her throughout the house as she completed her systematic inspection. Her report was delivered in a timely manner and include very specific details so it appears that the report was not just a generic home inspection form. Definitely recommend Pro-Spex for any first time home buyer.

The inspection was thorough and my inspector (Chris) was accessible and responsive even after the inspection was completed. I felt like this was money well spent. There was a minor hiccup with the termite inspection, which was supposed to occur at the same time, but did not. The Pro Spex office resolved this issue, and coordinated through my realtor for a separate termite appointment within the necessary inspection window.

Chris was an excellent inspector! We have used him 3 times. His inspection reports are very detailed and include very useful pictures and descriptions. I have already recommended him to friends.

Christopher was a great choice for inspections. He was very thorough and told us exactly what he found and even gave us great tips for overall maintenance on the home. He told us what issues were serious and which ones weren't, which helped us when deciding what to fix right away.
