Not sure what purpose they served in this. I did feel like I had to provide both Title companies the same documents. I wish Smart Settlements would have communicated with the rep from the other title company as not to burden myself with duplicating the administration requests that were asked of me. Nonetheless, I believe they did try to communicate with the other title company and got nothing so this could very well not be there fault. Their portal seemed intuitive enough. My main recommendation would be for them to include explanation (or how to's) for some not so obvious requests in their portal.

Pretty average experience. Didn't interact with Smart Settlements much, but when we did, we found them largely unresponsive (e.g., we asked to see PDFs of the closing documentation in advance but only received them 10–15 minutes before closing, when we were waiting in their office).

Given COVID, I was concerned about in-person closing. But Smart Settlements accommodated my request for a virtual closing; mailed all documents to me and made the process easy. Would definitely recommend them.
