1. They did not confirm payoffs on my home. The HUD1 at signing indicated they had payoffs. Buyers and me (as the seller) all signed and expected to close the following morning. Then at 5:05pm the evening before closing, title called and asked if I could get them payoff! Title had 23 DAYS after I gave them my 2nd mortgage statement and phone numbers for payoff to let me know they hadn't received it! 2. buyers would only extend COE by one day at a time while I worked with my mortgage company to get payoff -- the 2nd was included in our bankruptcy 10 yrs prior so it was WORK at a negotiation at this late date. 3. They never got the HUD1 right. I had to decipher what the company was that they were trying to pay off -- kept listing names that didn't match any agencies I was aware. Multiple times I had to ask them to update the info since it wasn't correct, update payoffs for water and HOA. The payoffs on the HUD1 were 5 weeks old by the time we had a COE. And they were still WRONG at funding. I had to ask them to correct the HUD1 after they had fully dispersed the file. They finally did correct it. 4. My closing package sat in their office for 2 days after COE -- but they didn't let me know it was ready. I had to call them and it took until the end of the day to hear back that my closing info (including our funds) were sitting there waiting for pickup. Honestly, I can't even list all the ridiculous mistakes and problems this particular escrow officer and her team created -- they were all avoidable. This team is one with experience but I think there time in escrow should end because the simply no longer care about their files or the disruption their mistakes cause so many others. It's not their house sale, their money -- they just leave at the end of the day. After my years of being involved in the real estate & mortgage industry i have never experienced such complacency or their mistakes. The stress they caused me, buyers, buyers agent (who was loosing his MIND during this sale) my agent was not worth it -- GO to another escrow office!!
