The Summit of Anaheim Hills, located between Weir Canyon Road and Santa Ana Canyon Road, is a hillside and residential Anaheim neighborhood with ridge-top views and winding cul-de-sacs. The character concentrates around the Anaheim Hills Festival Center area at N Weir Canyon Rd and E Serrano Ave, where patios, coffee counters, and boutique storefronts line the walkways. Homes lean toward late-20th-century builds with tile roofs, stucco facades, and elevated lots that track the terrain. Oak Canyon Nature Center and nearby trailheads set a weekend rhythm of canyon walks and lookout stops. Golf greens and pocket parks add a polished, outdoors-forward feel. Evenings read quiet, with lights stepping down the slopes toward the canyon.

Anaheim Hills Specific Plan
The regulations set forth in this chapter provide for the orderly development of The Summit of Anaheim Hills community. These development standards are applicable to the Specific Plan Area described in the Specific Plan No. 88-2 document labeled Exhibit A, as approved by the City Council on November 1, 1988, and on file in the Office of the City Clerk, as the same may hereinafter be amended. These standards provide for the arrangement, development and use of a variety of residential housing types and open space consistent with the intent, purpose and goals of the City of Anaheim General Plan and Zoning Code.
