About this home
What sets 740 Clipper Hill apart is not simply its acreage, but how much of the property you can actually use and enjoy. With two separate residences set on substantial usable land, the property offers a combination of flexibility, privacy and setting that is difficult to replicate. Positioned at the top of the hill, it enjoys direct Mount Diablo views and adjacency to Las Trampas Regional Park. Just as importantly, it offers features rarely found in a setting like this: public water, generous access and parking, and a newer, separate 900± square-foot, 2BR/2BA ADU with carport. A sunroom and separate pool house provide additional usable space beyond the main residence's stated square footage. The existing main home is comfortable and immediately livable, while offering a compelling opportunity for a future owner to reimagine it and take fuller advantage of the land, views and remarkable setting. 740 Clipper Hill is a rare opportunity to enjoy exceptional privacy, usable acreage and two residences in one of Danville’s most distinctive natural settings. Schedule a private showing to experience the property firsthand.
Las Trampas Hills, located between Sycamore Valley Road and Las Trampas Regional Wilderness, is a hillside and residential Danville neighborhood with winding cul-de-sacs and trail-lined ridgelines. The neighborhood’s character concentrates around the Sycamore Valley Road and Camino Tassajara Road junction, where morning coffee runs and errands cluster around low-slung plazas and steady commuter flow. Homes lean toward spacious California ranch and contemporary builds, often set behind mature oaks and broad driveways. The landscape reads as open-space first, with quick transitions from backyards to fire roads and canyon views. A local routine often includes a stop at Peet’s Coffee, a browse at Museum of the San Ramon Valley, and a night out at the Village Theatre and Art Gallery. The feel is quiet and outdoors-oriented, with Danville’s downtown dining scene close by without dominating the streetscape.

Single Family Residential District
The purposes of the single family residential districts are to: Assure that future development complement Danville's existing small town character and established quality of life.;Integrate new development in a manner that is visually and functionally compatible with the physical character of the surrounding community.; Preserve, protect and enhance appropriately located areas for residential land use, consistent with the Town-wide design guidelines, the General Plan and with standards of public health and safety.; Minimize the impacts of uses, protect residents from the harmful effects of excessive noise, overcrowding, excessive traffic, insufficient parking and other adverse environmental effects.; Ensure adequate provisions for sites, with reasonable access to public services, for appropriate public and semipublic land uses, including care facilities, needed to complement residential development or that require a residential environment. At the same time, protect the relatively quiet, primarily noncommercial, family atmosphere of neighborhoods.
