Mission San Jose, located between Mission Peak Regional Preserve and the Niles District, is a historic and residential Fremont neighborhood with a Spanish-era landmark and a foothill backdrop. The neighborhood’s character concentrates around Mission Blvd and Washington Blvd, where low-key cafes, small restaurants, and everyday shops cluster beside school campuses and trailhead traffic. Mission San Jose (the historic mission complex) sets a preserved, walkable core with adobe-era context. Ohlone College adds a collegiate rhythm and a performing-arts calendar. Streets of ranch homes and newer infill sit under mature trees, with views that open toward the East Bay hills. Hiking routes and open-space edges shape a weekend routine tied to the mountain.

Town Center - Pedestrian District
The purpose of the TC-P districts is to provide areas for mixed retail, service, office, and residential uses in a pedestrian-oriented setting. The TC districts have a distinct identity which reflects their function as the established centers of the Centerville, Irvington, Mission San Jose, Niles and Warm Springs communities. Development standards and use allowances for the TC-P districts reflect the existing context of each area as well as their desired long-term character. Each TC district may be applied in areas with a general plan designation of town center.; TC-P, is intended for areas which were initially developed before Fremont’s incorporation, and which are characterized by small parcels, a mix of older and newer structures, and a mixed-use context. TC-P areas include the historic cores of Centerville, Irvington, Mission San Jose and Niles. TC-P districts are further defined by the main street corridor place type as identified in the general plan community character element.
