Energy Efficiency The primary driver of lower heating and cooling bills is the open celled spray foam insulation. In the attic it is done from the wall plate all the way to the ridge so that the heating and cooling ducts are within conditioned space. (The supply to the second floor bath had to leave the conditioned space for access. ) The tankless hot water heater is efficient because you do not lose heat from stored hot water when not in use or when you are away from the house. Re-circulating hot water lines give you warm water faster and waste less water. The double paned insulated glass also helps versus older window styles but windows are pretty similar now in energy performance. The propane furnaces are condensing furnaces. They are so efficient at over 90% that they generate water in their burning cycle that has to be drained out. And they use so much of their heat that the exhaust gases vent through plastic pipes versus metal pipe. Both the furnaces and the tankless hot water heater actually use outside air for their combustion, which is another layer of efficiency. As regards the AC compressors, the higher the SEER the better the efficiency. Here again the insulation is critical. The use of mostly LED lights throughout is efficient as they burn far less electricity as an incandescent bulb. They also generate that much less heat which helps during the summer season as they do not heat the house up as readily. The use of 24" on center framing helps the energy performance of the house through less thermal bridging between the conditioned interior and the outside. It also consumes less wood.
