About this home
The toughest decision here might be whether to enjoy the view or head out into it. Set on an 11,000+ sf lot in Rock Creek, Cooper City, this extensively updated, custom home comes with scenery that deserves more than a passing glance. Park and lake views stretch beyond the backyard, while a neighborhood easement connects to the adjacent park. Outdoor plans practically write themselves with the community's 2.75 mile exercise and bike path, lakes, parks, and playgrounds. Staying home, however, makes a very convincing argument. Inside, four bedrooms, new flooring throughout, high ceilings, and bright, open living spaces give you plenty to appreciate. Primary bedroom has French doors and backyard views, because the scenery should not be reserved for the living areas. A circular driveway and double door entrance add a proper welcome, with the home positioned just before a cul-de-sac. The roof dates to 2017, and Impact windows and doors have already been ordered and are awaiting installation, so that upgrade is in the works, not being passed off as completed. HOA dues are $210 per quarter. Come take a look. Your saved listings may suddenly have some explaining to do.
Stonebridge, located between Stirling Road and Griffin Road, is a residential and suburban Cooper City neighborhood with tree-lined streets and a canal-side backdrop. The neighborhood’s character concentrates around the Cooper City Sports Complex off SW 90th Avenue, where ballfields, courts, and weekend leagues set a steady rhythm. Homes lean toward late-20th-century single-family designs with broad driveways, screened patios, and tidy lakeside cul-de-sacs. Green space threads through daily routines via nearby parks and walking paths. Community touchstones include Cooper City High School’s performing arts events, the Cooper City Farmers Market, and the Cooper City Memorial Park amphitheater programming.

PUD
Planned Unit Development District
The purpose of the Planned Unit Development PUD districts is to provide for the development of land under unified control, planned and developed as a whole in a single development operation or an approved programmed series of development operations for residential dwelling units and compatible office and commercial uses. The PUD districts should provide a means of achieving flexibility in development of land appropriate in size, mix of uses, and shape to facilitate utilization in a manner not possible in conventional zoning districts; should encourage a more imaginative and innovative design and conservation of land in developments; and should promote a more desirable living environment. Through exercise of sound and proper planning principles, a PUD district should complement surrounding property or uses thereof; should promote the health, safety, and general welfare of the public; and should not exceed achievable capacity of community utilities, facilities and services. A PUD district should accomplish the following objectives: Include principal and accessory uses and structures substantially related to the character of the development itself and the surrounding area of which it is a part. Allow diversification of uses, structures and open spaces when not in conflict with existing and permitted land uses on abutting properties. Reduce improvement costs through a more efficient use of land and a smaller network of utilities and streets than is possible through application of standards contained in conventional land development regulations. Promote and encourage development where parcels of land are suitable in size, location, and character for the uses and structures proposed and to encourage development in a uniform and coordinated manner. Include common areas and facilities with provision for maintenance and unified control through the recording of restrictive covenants which shall run with the land.; Conserve the natural amenities of the land by encouraging the preservation and improvement of scenic and functional space.; Provide maximum opportunity for application of innovative site planning concepts to the creation of aesthetically pleasing environments on properties of adequate size, shape and location.; Insure that development will occur within the guidelines and intent of the City's comprehensive plan land use element. Planned developments should be equally adaptable to new development, redevelopment and conservation of land, water and other City resources.
