About this home
Tour this lovely contemporary residence in the private cluster home community of Cedar Circles just east of the Cedar/Fairmount district in Cleveland Heights. A winding driveway leads into a secluded neighborhood of mature trees and landscaping shared by 14 single-family homes designed by architect David Howe in 1981, all with natural, stained wood siding, cedar shingle roofs, and private Garden Terraces. Inside this home, find an open Living/Dining Room combination with garden views, a vaulted ceiling, skylight, and clerestory window. The eat-in Kitchen with sliding door to an oversized brick-paved terrace is perfect for outdoor dining and entertaining. The attached two-car Garage enters into this room and also has an adjacent Laundry Room with Mudroom storage. A primary Entry Foyer with adjacent Powder Room also leads to a parquet wood floor Library with brick fireplace and adjacent bookcases completing the first floor living spaces. A landing near the top of the stairway looks down into the Great Room and leads to the two Bedrooms, each with its own ensuite Bathroom. The Master Bedroom features a Balcony overlooking the rear gardens, walk-in closets, and a separate Bonus Room storage area. Key features include shared community areas, a homeowners' association, and compact private yards at Cedar Circles as well as a location close to University Circle, hospitals, museums, and the lively districts that make Cleveland Heights a special eastside suburb of Cleveland.
Cedar Fairmont, located between University Circle and Coventry Village, is a walkable and historic Cleveland Heights neighborhood with a hilltop retail corridor and early-20th-century architecture. The neighborhood’s character concentrates around Cedar Rd and Fairmount Blvd, where sidewalk patios, indie boutiques, and coffee counters line the slope. The Cedar Lee Theatre anchors local moviegoing, while Gigi’s on Fairmount and Luna Bakery & Cafe set a familiar, neighborhood-table rhythm. Brick Tudors and stately colonials sit behind stone walls and mature trees, with apartment buildings clustered near the commercial strip. Cain Park’s summer stages and arts grounds add a cultural pulse just up the road. Streets feel compact and connected, with daily errands centered on Cedar and Fairmount.

Cleveland Heights is a City primarily consisting of single-family residences, most of which are owner-occupied. Single-family residences are extremely sensitive to adverse effects from other land uses and require high standards for occupancy and use of the principal building as well as location and use of accessory buildings if these areas are to be maintained and to continue to be good places in which to live. In addition, certain parts of Cleveland Heights have been developed primarily with two-family residences having a similar character to the single-family districts, and it is appropriate that there be a zoning district for this distinctive use. Single-family and two- family district regulations are established to achieve the following particular objectives: (a) The AA Single-Family District is established to provide for single-family residential uses with a minimum lot size of 15,000 square feet, compatible with the existing larger lot developments in areas so defined, as a means of preserving the unique character of these areas.;(b) The A Single-Family District is established to provide for single-family residential uses on smaller lots with a minimum of 7500 square feet.; (c) The B Two-Family District is established to permit single-family units on lots with a minimum of 7,500 square feet and two-family residential uses with a minimum lot size of 10000 square feet.; (d) To encourage as a conditional use flexible residential development to promote creative and efficient use of land through unified development.;(e) To regulate the location and lot coverage of accessory uses, buildings and structures so as to permit such uses to be established and maintained in a manner which makes them compatible with the existing residential neighborhoods.; (f) To encourage sustainable development and practices in residential neighborhoods.
