If you love homes with character—the kind of details you simply cannot recreate in a new build—869 Cambridge is something special. This all-brick Colonial is filled with wonderfully preserved mid-century charm, unexpected spaces and original features that give the home a personality all its own. Graceful arches appear throughout—from doorways to built-in shelving—while a classic swinging butler door connects the dining room and kitchen. Original hardwood flooring runs throughout much of the home, complemented by original tile floors and charming reminders of thoughtful design, including a laundry chute and even the original wall-mounted pencil sharpener. The light-filled main level offers comfortable living and dining spaces plus a four-season rear sunroom overlooking the backyard. Upstairs are three bedrooms, including a primary with two closets, and a full bath with tub/shower and charming yellow ribbon tile. A walk-up third floor provides substantial additional storage and future possibilities. The full basement adds a partially finished recreation area with the home’s second fireplace, laundry and utility space, a workshop with extensive built-in shelving and work surfaces, and original canning/storage rooms. Then step outside to one of the property’s best surprises: a finished Amish-built backyard outbuilding with a warm wood vaulted interior, windows, 100-amp electrical service, dedicated workspace and loft—an inspiring home office, writer’s retreat, art or craft studio, workshop or private escape. Even the original milk/package pass-through remains accessible from outside—perfectly repurposed for today’s Amazon deliveries. Central air, a detached two-car garage and a one-year home warranty add comfort and peace of mind. Convenient to Cleveland Clinic, University Hospitals, University Circle, Downtown Cleveland and the eastern corridor, 869 Cambridge offers a rare combination of character, flexibility and location.
Noble Nela, located between Noble Road and Nela Park, is a residential and commercial Cleveland Heights neighborhood with early-20th-century houses and a walkable strip of local storefronts. The neighborhood’s character concentrates around the Noble Road corridor near Roanoke Road, where corner groceries, carryout counters, and service shops keep the sidewalks active. Brick colonials and Tudor-inspired homes sit on leafy streets that slope toward Euclid Creek’s wooded edges. Nighttown anchors the area’s long-running live-music tradition, while Phoenix Coffee and the Dobama Theatre add a steady arts-and-cafe rhythm. Euclid Creek Reservation frames nearby trails and picnic clearings, giving the district a city-meets-park geography.

A
Single Family Residential District
Cleveland Heights is a City primarily consisting of single-family residences, most of which are owner-occupied. Single-family residences are extremely sensitive to adverse effects from other land uses and require high standards for occupancy and use of the principal building as well as location and use of accessory buildings if these areas are to be maintained and to continue to be good places in which to live. In addition, certain parts of Cleveland Heights have been developed primarily with two-family residences having a similar character to the single-family districts, and it is appropriate that there be a zoning district for this distinctive use. Single-family and two- family district regulations are established to achieve the following particular objectives: (a) The AA Single-Family District is established to provide for single-family residential uses with a minimum lot size of 15,000 square feet, compatible with the existing larger lot developments in areas so defined, as a means of preserving the unique character of these areas.;(b) The A Single-Family District is established to provide for single-family residential uses on smaller lots with a minimum of 7500 square feet.; (c) The B Two-Family District is established to permit single-family units on lots with a minimum of 7,500 square feet and two-family residential uses with a minimum lot size of 10000 square feet.; (d) To encourage as a conditional use flexible residential development to promote creative and efficient use of land through unified development.;(e) To regulate the location and lot coverage of accessory uses, buildings and structures so as to permit such uses to be established and maintained in a manner which makes them compatible with the existing residential neighborhoods.; (f) To encourage sustainable development and practices in residential neighborhoods.
