About Bingham
Creek
Bingham Creek, located between Redwood Road and Mountain View Corridor, is a master-planned and suburban West Jordan neighborhood with a trail network and mountain-view streetscapes. The neighborhood’s character concentrates around the Daybreak Parkway–Lake Avenue area, where sidewalks frame small plazas, coffee counters, and local service storefronts. Nearby, The Break Sports Grill anchors game-day energy, while Harmons Daybreak adds a polished market-and-deli ritual. Housing trends contemporary, with townhomes and newer single-family streets arranged around pocket parks and multi-use paths. The Jordan River Parkway corridor shapes daily routines with long, flat routes for walking and biking. Views open toward the Oquirrhs, and the street grid keeps the feel orderly and calm.

CC-R
TSOD
City Center-Residential Subdistrict
The CC-R subdistrict is generally described as an area that is approximately 1,176,120 sq ft in size, an area more commonly identified today as the Brookside mobile home estates. This subdistrict is envisioned to have a mixture of medium to high density housing, with a small amount of retail, service, office and/or restaurant uses along the frontage of Redwood Road and the midblock thoroughfares adjacent to the future light rail station. Though higher in density, this subdistrict is to act as a buffer between the residential uses to the south and the anticipated higher densities within the CC-C subdistrict. Public and private open spaces shall be found throughout the CC-R subdistrict, connected to each other by a well planned sidewalk system. When this area is redeveloped, Bingham Creek shall be protected and enhanced as an adequate riparian buffer and corridor, creating a natural public open space amenity with a multi-use trail.
